your mother was talking about life insurance I presume. but if she left you no details then it is not worth much.

go thru her checkbook until you find it. she had to pay a premium to someone. sometimes these are paid once a year so it might take a while to find it.

We Answered:

If you live in a large city, check to see if there are any non-profit organizations that work with first time home buyers. I work with two of these types of organizations in our area. I participate in workshops that they sponsor that features information on homeowners insurance, title insurance and the closing process, home inspections, financing of the home loan, etc. Each of these segments is taught by an expert in their field. You can offer your services to these types of organizations so that you can give information on the settlement process, the different types of title insurance available, types of documents that the buyer needs to bring, etc. You are allowed to hand out marketing materials but your presentation and materials must also be strongly geared toward education of the prospective home buyers. Each segment usually is limited to about 20 minutes with about 10 minutes geared for questions and answers. Most of my classes have 20 to 45 participants and I usually get anywhere from 5 to 15 new clients from one class.

Apart from this type of soft marketing, I would also join a local BNI (Business Network International) which can help you get quality referrals. You can check their website for additional information at http://www.bni.com/. Also join your local chamber of commerce, your local Realtors Association (as an Affiliate member), etc. so that you can network. Start cold calling Realtors Offices especially on the days they are having their sales meetings--drop by with coffee and donuts from Dunkin Donuts and or other freebies. And don't forget to also network and cold call with Mortgage Bankers or Loan Officers. The more you are out there, the more likely people are going to remember you when it counts, i.e. referring a client to you.
