You need to talk to your mortgage holder first and be qualified to take over the mortgage on your own. If you are going with your existing mortgage company you may be able to assume the mortgage rather than having to pay penalties and take a new rate. The company which holds the mortgage should take care of the registration for you and normally this is done with First Canadian Title. It will be very similar to the original process when you first got the mortgage. If your existing finance company will not qualify you to take over the mortgage then I would seek out a mortgage broker who will shop it around for you.

There is no such thing as a title search license. But a title company may require that you be a licensed attorney. Besides, you don't want to do title searches anyway. All they do is sit in the county records office going from deed book to deed book and rarely see the light of day. As a Realtor you may have noticed how much closing lawyers charge for title searches but what you may not know is that what they actually pay the person doing the search is a small fraction of that fee.

It searches the PROPERTY - not the buyer or seller per se. It researches the title history of the property - how title has been passed from owner to owner - and also searches for any liens or other encumbrances on the title.

You're not missing anything... it's just like paying for insurance and never having to use it!!! Almost everything in life comes with a little red tape. Certainly most things in business, and to guarantee entitlements, ownership, and etc. you will always have to pay a little extra!! It's the American way!! :)
