If teh house is listed through an agency, then there's no reason NOT to get an agent-- otherwise the seller's agent just gets a double comision and he's realynot looking out for your best interests. They typically split the 6-7% commision.

If its a for sale by owner, then the seller would have to add 3% in order to make the same amount they advertised/wanted, so using one doesn't always make sense.
