We Answered:

Beginning in January 2006 the CA DMV required all insurance companies to report insurance transactions to them electronically. So the DMV will know if you do or do not have insurance...it takes them awhile. I just received notice from them last night on a non-op car I have telling me my insurance company advised them the car wasn't insured...it hasn't been uninsured for 5 months. Doesn't matter though, we haven't lived in CA for a year and the car is dead.

We Answered:

You are wrong in #2.. the deed is RECORDED by the government. The agent actually and typically does the conveyence of the 'keys' to you.

The agent will also act for you in such matters as showing the house, explaining and negotiating the terms of the sale, providing research and comparisons if you are the buyer, and so on.

Having said that, there is little that the agent does that you can not do yourself except, perhaps, as to dealing with other agents. So sometimes you just have to ask if that is worth 6%
