If you just want a quick cursory search(Last deed forward) it can generally be done the same day it is requested, however they wont back it. (unless its a re-fi)

A full title search usually has to run at least 40 years for "marketable title". It all depends on how many times the property switched hands, how difficult the legal description is, prior mortgages, tax records, liens, cases, etc. Then underwriting, and the closing itself.

So I would give yourself a week, but usually will get it faster. (The title work is never the slow part in a purchase/sale, its the banks)

If you are smart you will, and some states require it.

This will only come up with the title company. You are paying for a title company to research the address for possible "clouds" on the title. If they fail to do their job appropriately and you don't have insurance to cover this, you could lose all of your investment and then some. For the security, $400 is a cheap price.

You can't buy title insurance after you have already taken possession of the property.

They usually have Errors and Ommission insurance or business liability insurance that covers embezzlement to a point.

If they are a large title company, their policies for this should be sufficient enough to cover it. If your transaction is there for escrow, they need to cough up that money so you can close on your sale.

If they refuse to deal with you, go to the police and file a theft report and also get a consultation with an attorney.
