1 to 5 days depending on the area in which you live. Don't forget to compare title company costs if you still have time.

Probably. The previous title insurance policy wouldn't cover the new loan amount.
If it is required you can probably get a 're-issue' rate on the amount of title insurance from the last policy. It's typically about a 30% discount on however much insurance you already have from the previous policy.

Yes, of course. A buyer has no idea what you may have done over those 28 years, including taking home equity loans, incurring federal tax liens, or anything similar. No buyer in his correct mind would purchase without such a title search.
