Sounds as if you may be confusing a number of different issues.

To oversimplify, the general warranty deed warrants marketable title stretching back into history. A special warranty deed only warrants good title from the person you're buying it from. It is more limited, but it's perfectly OK. It's very, very unlikely that the person (often, it's a lender following a foreclosure) will (or even has the power to) convert the deed to a general warranty deed.

Just get good buyer's title insurance and you will be OK.

No, there's no need to get title insurance before a contract. That's something that's done after the contract.

Inspections are an entirely different matter...if you mean a home inspection. Yes, buyers should always have a home inspection.

If you mean a title "inspection" (a title search, really), yes. That's necessary. But, again, that's done after the contract.

Consult with a real estate lawyer for the details. But just make sure that your contract is contingent upon marketable title. A special warranty deed should be sufficient. Get buyer's title insurance. And have the title search done as part of the purchase process.

No. You're going to ask your parents to borrow the tags and insurance, and take the title they sign over to you, to IL. Then you add the car to your IL policy, and brin gthe signed over MO title to your dmv, and transfer it there in IL.
