I would suggest filing a grant deed. The difference between that and a quit claim is that you can completely change who is on title at that point. Using a quit claim you add someone to title. If all you want is to be added then file a quit claim. If you want to be on title by yourself have your dad sign a grant deed. It costs about $20 to have it notarized and filed with the county recorder's office.
