Title insurance protect your title only. I have used it when there have been lot line disputes and easement disputes.

No hazards of any kind are covered other then a bad survey.

When I buy foreclosed houses or short sales, or for that matter ANY real estate. I ALWAYS get title insurance and have a lawyer handle the transaction/closing.

No, title insurance is only charged at closing. When you get a new buyer, and it goes through, then yes, you'll have to pay it.
