Actually, you can't afford NOT to get an attorney for this matter, because, without one, you will lose far MORE money than hiring an attorney would ever have cost you if you hired one, so, scrape together whatever you can and hire one, or you will LOSE your case, simple as that.

The condo DID NOT legally go to your sister. It legally became part of your mother's estate and MUST be used to pay her debts. That said, the mortgage holder has FIRST claim on the condo and NONE of the creditors are entitled to anything beyond the value of your mother's ASSETS. If your sister was actually listed as the beneficiary on the life insurance policy, that money is NOT part of the estate.

NOTE: The mortgage is NOT your problem. Complete failure to settle the estate is your problem.
