My guess is that they want to know where the insurance proceeds should be sent if the house was totally destroyed so the mortgage money could be covered. It would probably state the amount of the mortgage. Your house can be completely destroyed but you still are obligated to pay off the mortgage even if you don't have a house any more. Just a guess. So you can't take the insurance money and put it toward a new home without the first mortgage company getting its share..

Unfortunately, alot of mortgage brokers mislead potential customers in order to get them to commit to their loan and get rid of competition. Being in the business, often times we see this due to the highly competitive nature of the industry. Your aunt in the title business, may be wrong as well. She may not know if you have an interest only mortgage or a option-arm mortgage, many programs have lower than usually/traditional payment options. There are many factors that can contribute to your payment changing.....Taxes in 07 may increase, your homeowners insurance policy premium, interest rates may increase or decrease between now and when you purchase/refinance this home.

Yes- they can. It doesn't mean that a good company would have done so. A good company would have done that cost appraisal before closing and sprung it on you before hand.

You now know that some companies will tell you one thing and do another. Ask friends and family who the good companies are and contact them. They may not be cheaper- but I bet they are much more likely to be honest.

You should be able to go to a web site for the state that you live and it will tell you that information, I believe.
I am an insurance agent and I know in the state I live, you can look up about anything you need to know. You should be able to see if there are any other complaints against them. Or call them. Best of luck to you.
