rent the whole house to a family. I think if its a 5 bedroom home you could easily rent it for 3000 a month to cover all expenses. If u rent the rooms seperately there will be a LOT of traffic comign through your house of other tenants guests, etc. It will create a problem. I have never heard of anyone renting a room and having it work out to be a positive things. Whomever you decide to rent to do it the legit way. Interview them first to see if you think it will mesh well. Ask for first months rent and 1months security. Ask for employment history (call to verify employment as well), run credit ( to ensure there is no prior rental evictions). Ask for reference letter from past landlord and follow up to see if they had any problems and if they paid in a timely manner.Have a 1 year lease prepared outlining when their rent is due (1st of the month) and if they have any grace period (usually 5 days) Ater that day what you would charge as late fees, if any. Stipulate in the lease what utilities the tenant is reponsible for water, gas, eletric, etc. Also if you would allow them to break the lease by any means how many days notice they would have to give in writing (usually 30) usually. (although i would not sugest usuing this as clause only if u feel that u want to). good luck, rent the whole house so u dont have any problems with multiple tenants coming in and out.

sounds like my husband. Go to the court file for custody of the kids. Full custody and child support. Get a lawyer and get half of everything he has. Im going through this now. You can make him pay for your lawyer and alimony.
The court will either make him pay child support. Or you can make him pay all the bills. Get some counseling it will help.

Um... no. Do they even reference the company you would be working for?

Handling "up-scale and emerging up-scale individuals" account in as many areas as they are suggesting solutions for ("retirement, debt management, mortgage assistance, college tuition, life insurance and estate planning") is wayyy outside any employee's expected range of knowledge. Most specialize in one or two of those areas. And 401(k) management? Really? That is rarely offered service, and never offered to owners (as I don't believe owners of businesses even can have 401(k)s)

They also have vague and minimal requirements. Big tip-off that something is off. And have you ever had a Financial Planner come knocking at your front door??? Because they are telling people applying for this position that "We provide exceptional training for entry-level candidates with the ability to start part time with no door to door knocking or cold calling."

This is bogus. Financial planners specialize, have degrees and special certifications and training, and NEVER go knocking door to door. Oh, and financial services don't refer to people as "up-scale". A person may have Millions, and dress like they walked out of the dumpster. 'Up-scale' individuals could very well be the dumpster divers or the 'beautifuls' with thousands in debt. 'Up-scale' doesn't say 'account worth', it describes people, and many live without regards to their means.

So no, this is not a real job. "Up-scale", "Commissioned based", lack of requirements, and the intro (maybe one of your friends is dumb enough?!?) all say "FIND SOMETHING ELSE"

Home Owner Warranties can be next to useless. Many times they are not honored. They find an excuse not to pay for repairs.

The first thing you need to do is hire a certified building inspector to come to your house and find out what the problem is. These are the same people that inspect homes before you buy them. I hope you used one before you bought this home.

He should be able to find out what the problem is and where the moisture is coming from. He will check for any other problems that may have developed.

He may find that the cause is a maintenance problem. In that case, you are one your own to repair it. If he finds a structural problem, you can proceed with the warranty company. He can tell you what needs to be fixed and how much it will cost.

Once you have some good structural information you can pursue the repair, the real estate agent, or the warranty company.

Your lease is subordinate to all pre-existing mortgages whether you agree or not. As to future mortgages, if you don't like the clause, you can reject it and walk away or you can negotiate a better lease. Your ability to successfully negotiate will depend on your value to the landlord and the landlord's value to you.
