Diane, what really concerns me is that your TENANTS have to tell you that he'll be back after he settles his mother in. That to me sounds like a very odd dynamic to have in a marriage. That alone tells me its time for you to get ready to get out of this marriage.

There are divorce lawyers in the phone book who will give you free consultations. I would call one in an enormous hurry. You have major interests to protect here and very little wiggle room for mistakes.

I'm guessing the answer is 'no,' and since you are still there, and he is not there, then you have no need to make excuses for him. His poor stress tolerance skills are destroying your life, and that doesn't seem to be much of a deterrent to him. Look, I don't think you'd be posting this question if you genuinely believed on any level that he's just going away for a few days to situate his mother. The worst thing we women do to ourselves is to deny what our instincts tell us and what we see with our own eyes. You haven't seen or heard from him since June 8th?? Look, unless my husband was in the military and deployed, or in the hospital (proven), there's absolutely no way that would be acceptable.

You seem like a wonderful woman, but it is not your obligation to make excuses for him. Do what I said and handle what you need to handle. I know it's sad and scary.

Food, gas and the like are going to be the same as anywhere else in the USA. There are no city or state income taxes taken from your paycheck, maybe a 7 to 9 percent savings depending on the rates you pay now.
Real estate taxes would be about 3200 dollars in Orange County (Orlando). Your home insurance would be close to 1200 dollars. Full coverage auto insurance will be 700-800 dollars for a good driver.
I found living in Orlando a bit more expensive than Cleveland, OH. My biggest increases were auto insurance, property taxes and home insurance. My biggest savings are HEAT BILLS, city and state taxes.
With the depressed housing market 90 to 110,000 should get you a nice house if you look carefully, be sure to check HOA fees when buying.

It's going to be part of banking regulations, not necessarily LAW, but REGULATION. You'd file the complaint, with your Florida Banking commissioner.

Call your state attorney general's office, or the state department of real estate or commerce (whoever is in charge of mortgage servicers in your state).

If you had insurance the entire time, they cannot force you to pay for theirs. And if you have in writing from them that you aren't liable for the late fee, they can't threaten foreclosure if you don't pay it.

These offices have people who should be able to help, or at least refer you to other agencies that might be able to intervene on your behalf.
