I don't know, but I had a discharged bankrupt woman get approved for a mortgage, so it is possible. What are the lenders worried about? Would your debt to income ratio be too high? Are the carrying costs too much (including some heat and taxes)?

Have your mortgage broker provide more information as to the reasons - then you can more likely find a way to remedy them.

There is a lot of Ontario, you might get better answers if you were more specific. Hydro costs me about 120 a month and groceries about 150 per person, gas depends on how much you drive if you are talking gasoline, natural gas for a big house is about 200 a month. Insurance - what are you insuring? House insurance is about 60 a month, car a bit over 100. You didn't mention taxes. They are about 400.
