I didn't have to take mortgage or income protection for my UK mortgage so I can assure you that it is not compulsory. Try another lender. It's a massive rip off.

Have a look on-line. Beware that many have clauses where they don't pay out for a certain time period if you get ill/lose your job and most will only pay for a certain time period/proportion of your income. Consider alternatives such as a savings account to put money by for a 'rainy day', as the mortgage premium might be very high for income/mortgage protection.

p.s. If you know you're likely/are being made redundant soon, you won't be able to buy such a policy

You make it sound like an easy question, but you have to consider more things. How long before you want to retire, is this all you have for retirement, how liquid do you want the money? As far as mortgage protection, I am assuming that you mean being able to use the money to make payments if something happens to you or your job?
There are much better places to put your money other than CD's but the right one for you depends on your situation. let me know
