first Ontario U.S.A or Canada. either way the basic principle is the same. go online or see a couple local mortgage brokers. find one that specializes in real estate loans . They will have many more resources available to them. Or go to my website and i will help u find the lenders available.
the premise is can you afford a loan. the loan is available to most ,the main issue is how much will the loan in relation to your value of the property.

your credit will determine how much the will loan in the percentage of the total value.

example if you have a higher risk so the bank may say only 80 loan so 100,000 is about 80000 in loan with you bringing in the other 20000 the lower the risk they may say 100 percent or all 100000 dollars..

so Ltv means loan to value the lower risk the higher LTV the higher risk the lower LTV

#1 Advertise for them in your local newspaper.

#2. Go to your local county court look through the recorded deeds for mortgage notes that were apparently owner financed or at least owned by an individual.

#3 Advertise through local real estate agents and mortgage brokers that you will take owner carry back mortgage notes off the table.

Now to sell them that is a different horse to ride all together. There are many companies that purchase mortgage notes, but they normally want you to sign up and go through one of their courses to become a note seller for them.

Of course you can do the adverising in the local newspaper that you sell mortgage notes.

Find a real estate publication in your local area, and advertise in it that you are now in the business of selling mortgage notes.

You should find a book located at your local book store on buying and selling owner carry back and mortgage notes. I forgot the authors name. You might also find it listed in your local library.

The easiest way to find mortgage rates is do a search on the internet to see what rates different financial institutions use. I don't know of any way to use calculus to find mortgage rates.
