she is trying to get you to use her lender cause they will get the cash to settlement on time but you have the right to use lender that you want if she keeps trying to get you to use her lender i would look for another agent to work with and i would look at reporting her for her actions cause this is very unprofessional of her you can check with the va if your not sure what to do

If your rate is low and fixed, keep it. It's likely they are advertising adjustable rates or shorter terms.

I tend to mistrust any type of mail advertisement I get based on mailing lists.

When my brother and my father, both vets, wanted to use their VA loans for property they went to the VA office and started the process there.

You could also try local banks in Silicon Valley as they'd be more aware/concerned about local sales.

If the seller included a stipulation IN THE contract then they can indeed not accept your lender. I kind of doubt that is in your contract but read it over.

They are a problem only in that it can be a pain in the rear to deal with someone you can not land on the doorstep of when you are getting the run around. Yes, many are sold to out of town entities but that is after the deal is closed.

It would be more likely to see a contingency AGAINST a buyer using FHA and VA that an out of town bank.
