If I was selling, I'd demand that the Estate Agent sought a mortgage in principle certificate from the buyers before paying anything out on my end.

Mortgage lenders still issue mortgages in principle. We've recently bought and one of the first things the Estate Agents asked us was evidence that we could pay the offer price we'd got accepted.

I think the bottom line is make sure you've got that assurance before paying out large sums. Houses are so expensive nowadays, it can be costly not to.
