(1) If you dont have savings to put down a deposit....now is not the time to be trying to get a mortgage (of any size)...the economic situation is just too difficult...and you never know what's round the corner.
(2) Although we don't know where in the country you are looking to live, and despite the fact that £35k is unbelievably cheap for any type of property (in fact maybe too cheap....this would probably spark concerns for any lender)....it's almost certain that house prices will go down by at least another 8-10% over the next 12-15 months. So your investment is going to go down before you've even started...and you'll have a 110% mortgage before you know it.
(3) Your credit sounds good....so why not try to demonstrate that to a new landlord...and save up a deposit ....which means that you will get a much better mortgage rate when you do buy a house.

Think very carefully .....it would be very easy to think that buying a house right now is your only move....it is not.

We Answered:

That is one of the main reasons I try to have clients stay away from conventional loans, you have 2 pass 2 different underwriters and the bad thing is with the PMI companies there really isn't any way to change their minds. Your lender can try a different PMI company or you could switch over to an FHA loan.

If things don't work out you do not get your money back for the appraisal - the work was done so the appraiser gets paid.

We Answered:

Look in your local paper and see if there are any ads from people who have $$$$$ to loan. That is called a hard money lender and might be your best chance to get a loan quickly and with bad credit. The amount you want to borrow is not excessive and if you have saved 10-20% to put down a hard money lender might make you a deal. Good Luck!
