I am a little confused about your question. Do you know who the DPA is going through? It sounds like a bond money program which may limit the loan amount based on your income and number of family members, If it is a DPA from a non-for-profit such as the Nehemiah Program, then the the seller is required to "donate" the amount of down payment you are granted plus a fee after closing. In either case, no one can "make" you use a specific lender. It is against RESPA guidelines.

If you find that this is the best route for you, next you should be ready to locate and make an offer on a property. Once your offer is accepted you will make loan application and set a closing date.
