lol..about your "curse".

It seems you & HB are in great standing to qualify for a home-loan, except the employment history...The problem I fore-see is, it takes time to get the application for financing filled out & approved, so if you are waiting until your HB has a year into his job (about the time your lease is up?), you still have that waiting period for financing, finding the home you want, negotiating the price, closing. - It's a process.

It doesn't hurt to call/talk to a real estate agent, tho, (without any obligation to use them) and ask for their advice on your situation. - Maybe you can start the paperwork earlier and "get the ball rolling". (But, getting everything finalized before your lease is up, sounds difficult.)

If anything, tho, you can probably get by with renting your apt. month-by-month until your get into a house. - No having to resign a long lease.

Rates are at the level they were in the 1940's.

Plus lenders are actually wanting rates to increase. You lower rates to increase loans. But with the boom in refinancing, lenders have to much more. They are actually charging more then they should, but demand is great.

Plus the fed is not working to lower rates, just to maintain the current level.

Rates are also tried to inflation, which is increasing due to the US spending.

We Answered:

There are not any right now to my knowledge and I have investigated this pretty extensively. Some will lend in a handful of states, but not all. I am researching a new company, so I cannot recommend it yet, but if you want to message me, I will let you know when I know more (I'd also like to know what you find out). Also, they are only able to lend in 27 states I believe.

From my experience, most national lenders are not excited about having lots of independent agents out there. Mostly because they don' t need them compared to the potential liabilities.

I do know this - the first company to do it will make a fortune as a lot of people in the industry seem to want to have access to this to get around state licensing requirements.

Foreclosure proceedings will begin normally when you miss the 4th payment. It depends on the state you live in. However, if you read the mortgage and/or the mortgage NOTE, it states that the lender has the right to take make you pay the full delinquent amount.

Its just a way they can confirm who you are, they don't use it to gather any information so it isn't anything for you to worry about.
