Fixed means that is what you pay regardless of how high or low the rate changes. To change it you would need to re-finance. A variable rate is bad since if interest goes very high, you will be paying the higher rate.

You don't have to have the wording perfect. You are demanding that the foreclosing party provide proof that they are the true owners of the mortgage and that they have "standing" to foreclose. You want them to produce the note. They are supposed to have the original note that you signed.
