Builders, lender and buyers. Even when there wasn't outright fraud.

Buyers for buying into the dream when they should have known better; the lenders and builders for thinking the housing boom was suddenly immune from normal business cycles.

I would never buy a house if my ability to pay was based on my not only having my current job for the next 10 years, but on getting significant raises as well.

Well, you could as long as the house's value is at $40,000 or more. It really does not matter what you pay for the house. The loan is limited by its market value. The bank will not lend you more than what it can get for it in the event that you default.

Do your homework first. Nowadays is not so good to get into fixer uppers, you must be really careful of the major repairs it may need, like roof, electrical, and foundation repairs. These are the most expensive.

No there is no time limit. The funding you are talking about is part of the problem, it is coming from the goverment. When have you ever heard of the government doing ANYTHING efficently? Anything at all? Your expectations are not realistic.

The Obama plan does not work for most people. Obama wants to punish the middle class and award the lazy people.

Tell your friend to keep her package together at all times. The banks tend to loose things in shuffling, or over look them, or whatever. Anyway, it is REALLY common for them to ask you to resend a document. It helps to send that document as page 1, but include all of the other ones too. This trick reallly helped me shorten the amount of time it takes to get this done.

Additionally, once you talk to someone who seems to know their a@@ from a hole in the ground get their name, and direct number. Kiss that a@@, becaue if they like you they will tend to help you. They are mostly young people, very susetptible to flttery. "Oh it is so great to find someone who really knows how to get this done. I am so tired of talking to confused people. I am so glad to finally get ahold of you." blah blah blah. Sometimes you have to swallow your pride.
