I'm surprised at this, most lenders don't care about this sort of thing. As long as the valuation and survey's OK I don't know why they would do this.

There are thousands and thousands of timber frame houses in the UK and I think there would be a lot of worried people if this were the case!

Jamaica is not part of the United States, thus not subject to ANY banking or other regulation. The probability of this being a scam is close to 100%

I would not seek a loan from any offshore or foreign source that is not backed by serious baking and lending standards.

It is complicated. Essentially they put you within ideal ranges. To bankers, everything is a ratio and they compare your ratio to what they consider ideal. They simply want to minimize their risk when lending to you.

Your interest rate will vary based on the following key factors:
1) Down payment
2) Income
3) Other debts
4) credit score

So, total debt to income is one ratio
loan to home value ratio is another.

Those types of lists are not cheap, anywhere.

Another approach you might consider...rather than getting a list of thousands...create your own list of 100. Then tailor your marketing piece more specifically to the subgroups within your chosen 100.

You stand a much higher chance of landing clients that way, than just "Shotgunning" a general piece out to everyone.

Take more of a promotional tone with your campaign, rather than just making them aware your available. "awareness" advertising tends to fail.

Give them them a worthwhile value, in trying you out. Reduce their risk, increase their trust, or your perceived authority in your field.
