There aren't ANY reputable lenders doing loans online. There is simply no such thing, they are all scams. You need to use one within your own state, preferably your own city.

A pre-qualification is nothing more than YOU providing the circumstances of your income, debts, etc. so that another person can give you a good idea of what amount you may qualify for.

Once you actually apply somewhere, then credit checks will be run and verification of the information provided earlier will be asked for.

As I have said before, I could get a ham and cheese sandwich prequalified to buy a house within ten minutes.

it means nothing to your obligation to pay. keep paying on time and in full.

the loan will belong to someone after all the dust settles and they'll still want all the money promised.

there may be paperwork fun for AHM, its trustee in bankruptcy, etc. .. but that isn't your worry.

Btw, most of the mortgages outfits like this service are actually sold to someone else ... you simply aren't told of that because you do not need to know -- the servicing outfit handles it.

it may be that a new servicing outfit will be chosen somewhere down the road. if this happens, you'll be told in writing in plenty of time to change the name and address you send your payments to ...

if/when that happens, I recommend continuing to put AHM's name on the check for a few months but to use the new address. If it really has been transfered to the new outfit, they'll have authority to use AHM's name for a bit. If it is a scam on 'official' letterhead, the scammer will have to lie to his bank to get the money and then you'll be able to get it back afterward.

Can't be too careful these days, i'm afraid.

the local register of deeds would have that information recorded. if the homeowner borrowed money with a lien on the property, a deed of trust would have been recorded. most counties/parrishes are accessible online and depending on how long ago the Deed of Trust was recorded, you may be able to view the actual document while sitting on your sofa since deeds of trust are public records.

if that particular are does not have an online index to search, then a trip to the register of deeds office to check the index in person would be your next step. once you determine the book and page number, you can pull the hard copy to review.

if you pay attention to the information such as payment start dates, percentage rates, etc., you can use an amoritization chart to roughly estimate the balance left, unless they have missed a payment or made extra payments.
