Not sure what your question is but I think you are asking does the mtg company make more or less when the rate adjusts. It doesn't matter to the mortgage company. The adjustment is based on the index at the time the change will happen. So, the change will reflect the current economic conditions. They are not in the market to lose money so it is well thought out.
