you won't get anything from the government. you should visit the bank. i don't know if you have debts or bad credit history but either way use this year to pay everything or do it as quick as you can. you may end up paying a little extra on your mortgage but you can get good deals out there.
you could look into part owning somewhere too just to get you started. I think you start with 25% of the house then can buy 10% every 2 years. this is easier if either of you work for the police, NHS or government.

Remember: its a buyers market now. You will probably pay a higher rate of interest but you will get this back when you come to sell.

Stay away from Countrywide. Even though they are revamping, they have faced a lot of trouble. Not a good option right now.

Take the higher interest rate and pay all of your bills on time. Then refinance for a lower interest rate when your credit score goes up.

Most Councils are well aware that many people trying to buy their Council Houses have both poor credit and low income - and many have made special arrangements with specific Mortgage Lenders for 'social' loans ..

Under normal circumstances you could expect to be offered a Mortgage of at least 3 times your joint income .. i.e max. 3 x £36,000 = approx £100,000 so you should have no problems here .. and your 'LTV' (Loan To Value) is only about 75% (i.e. you are paying approx £75k for approx £100k house) so you have an 'effective' deposit of 25% (£25k) ..

So what must be putting off the lender is your Credit Rating .. and here is where the Council can help ..

It is very, very correct. If you spoke Tex Mex and lived on the border, the illegal aliens bragged about the fact that the Government wanted them up here.. they gave them a house. Many of those home were vandalized when they were vacated and they won't ever be recovered.

Something interesting in all of this: the New York Times had a forum for illegal aliens and I pointed this business out. They also had a forum on real estate and I pointed out what the illegal aliens were doing there also. That made so many people angry some of them came after me.

Finally.. it is anyone's guess on how many illegal aliens own homes with those swap payment coming due. It could be millions, and if it is, and they move to the market, you may want to have money in paw to get the deal of a life time.

George is very sure there are 11 million illegal aliens. The investment folks are telling us there are over 23 million.
