Impossible to answer. Best has many faces. If you are looking for a broker then shop at least three companies including one you have never heard of. Compare the Good Faith Estimates/Truth-In-Lending and do some additional homework. Look at the total closing costs paid by borrower and paid by seller. Look at the interest rate and the annual percentage rate (on the Truth In Lending statement).

Here's a good test: call the mortgage brokers, ask for an interest rate. The first one who says something like, "There is no way I can give you an honest rate without examining your credit history, income, assets, and the property and your purpose of the property" is a good one. The ones who just throw out a rate are idiots.

Ask how long they have been in the industry and if they work full time from an office or part time from their kitchen. Go to their office and meet with them if possible. Check the state regulator's website (http://www.sml.state.tx.us/) and see how long they have been licensed and what type of license they hold. Too bad Texas doesn't do like Georgia and show the number of loans closed and the number of complaints.

I know how important it is to find someone you like but it's even more important to find someone you can trust who will get the job done and it's usually not the loud-mouthed advertisers or national companies.

I don't know about the ranking, but if you want to work for a company that truly stands out amongst its peers in the mortgage industry, I would highly recommend that you at least look at a company called American Home Mortgage.

My previous company, Waterfield Financial Corporation, was bought out by them about 7 months ago, and since then I have never been so happy with a mortgage lender. we have tools that small mortgage brokers cannot afford and a marketing platform that is completely ingenious. The most beautiful marketing tool that we have actually puts you in control of what Realtors YOU WANT TO WORK WITH. I have Realtors right now that are actually calling me up and begging me to come and talk to them. I have never seen anything like this.

I have been around the block and I have worked at many "mortgage brokers" and have never been as satisfied as I have been with this company. Plus, we are a publicly traded company.

Hello, do as much research as you can - brokers are great if you don't have the time but if you do you are far more likely to understand what you're getting into and find the best and most suitable product for you. These days, it's so easy to get information from multiple banks - I'd recommend calling rather than going online as they can ask you questions about your specific situation and make recommendations, the information on the internet is onlyn broad.

You don't have to pay any commissions to brokers - this is all paid by the banks. They pay an upfront commission then an annual trailing commission for each year you have the loan with them.

With your substantial deposit as well as strong employment you are also in a good position to negotiate with the banks - don't be afraid to do this, you are stuck with this loan for a long time so spend the time now getting it right!

Be careful with what broker you choose - if you have to go with one only go with the mainstream broker companies (eg mortgage choice), there are some dodgy ones out there and lots who will just sign you up and then you'll never hear from them again. To be honest you'll often get the best deal going direct through the bank - they have more specific knowledge about their own policy/procedures whereas the brokers only have basic knowledge of maybe 10 - 20 different banks.

If you are borrowing over $250K, look for a package - this will involve an annual fee but the cost for this will substantially outweigh the costs saved in interest rates and fees on your home loan as well as all your other banking.

Ask a friend, family member or coworker who they used for a loan and if they were happy with them. Also, realtors know which loan officers are good/bad. If you know a realtor, have them refer you.
