We Answered:

If you have loans, the mortgage company will take that value off your available credit, so you'll be no better off.

If your finances are such that you can't get a deposit together I'd think very hard about buying. It's not just the mortgage (which has surely got to rise soon) but you have insurances and who knows what maintainance issues might come up. If you rent, most of that is the landlords problem, not yours.

Mortgages cost more than renting and are just as unpredictable. Okay, you don't have the house in 25 years time but you will have had a lot more flexibility and possibly a lot more fun.
