For business insurance, both the frequency and the severity of the claim are reviewed. What they look at, on the whole, is the loss ratio - that means, the percentage you pay in, vs how much they pay out.

Even if you have a 20% loss ratio (they pay out 20% of what you paid in), if you have more than one or two claims, that's a major red flag - especially if it's the same type of claim happening over and over. Because that's going to KEEP happening.

But if you get to 100% loss ratio, or over, you'll have to work darned hard to show them it was a fluke, and won't happen again.

But, if it makes you feel better, rental businesses are really high risk, and you're not going to find many insurers willing to write that type of coverage AT ALL. And it's going to be really expensive.
