$20K is about the minimum for renter's insurance with any company. Make sure there's liability too in case someone gets injured on her property. List anything expensive like computers or art on a rider. Get the earthquake rider. I used to be an insurance agent and also have renter's insurance here in northern CA. I'm guessing it'll be $300 a year at the most, if not less.

You should be able to get renters insurance. Contact an agent of some of the large residential insurance carriers like State Farm or Allstate. They can give you specifics of their policies.

The STANDARD renters policy, an HO4 including theft, will cover THEFT, up to $1200 (dollar amount changes per company). That's a TOTAL theft amount, not per item.

If you want to cover breakage (which would pay cost to repair), or a stone falling out, or the dog ate it, or theft more than the dollar amount your policy limits it to, you'll have to "schedule" the jewelry on a seperate floater. Call your agent to get quotes on how much that will be.

I stay in a guest house and have renters insurance in CA. My policy is due soon so it's handy and I went and got it. Here's what it covers for my policy. Personal property (amt my items are worth if destroyed by fire to be replaced), Personal Liability, damage to property of others, medical payments to others. There is a deductible.
