Once you rent a property, the contract stipulates a beginning date for the rental agreement. That is the date you are responsible for the house. It is not the landlord's responsibility or fault if it takes you 2 weeks, or 2 months to move in. It is what the contract says. You are free to rent the house, and leave it empty the whole year, as long as you pay rent, the landlord does not care. I always suggest getting a renters insurance. That would have covered the window, and also anything else that might have gotten stolen.

There isn't a range, it's dependent on too many things. Best thing to do is talk to an agent, with your house in mind. Insurance in Texas is NOT the standard HO3 homeowners form, and it's impossible to type what a 20 page policy covers here.

I recommend starting with the agent who writes your car insurance, and getting a quote with them.

ALSO get quotes from at least 4 other companies - you can do that easily through ONE visit with an independent agent.

"could be condemned" doesn't make it condemned. You need to file a claim with your insurance company and see if they'll cover any/all the damage.

Condemning as you're saying it is completley irrelevant-- water leaks are definitely an insurance issue-- but if you just ignore it and your negligence causes further damage they aren't going to cover it.

depends how leak occured. i had this once in the basement and the insurance paid. because you have pipes in the attic...i dont think so. You may have a shot if you can tell the insurance company that thee was damage tpo the roof and that this is what caused the problem. get advice from COMPETENT plumber, especially one that has experience in insurance cases. he can help you be creative. Dont worry about mold. As long as you have ventilation eventually all the water willl dry up. DO THOW,, remove all insulation that has gotten wet and replace it with new. After you remove the insulation that is wt, let the area dry out bfore installing new.
