if insurance will cover it i wouldn't worry about the cost. if they don't then you should contact contractors that do that type of work to get quotes for the repair.

Very few insurers will cover a property that has suffered from subsidence, due to the risk factor. Sometimes your current insurer will continue cover, with exclusions, once subsidence has been declared, but new insurers won't want to know. Specialist high-risk insurers would cover you but the premiums would be astronomical!

The housing association is responsible for paying 75% of the bill if not all of it, get your friend to speak to citizens advice. They will put her on to the right governing body and they in turn will pressure the HA. they will try to wrangle their way out of paying for anything but with a stake as big as 75%, how can they expect her to pay for it all and them gain at the end once the jobs done and the house value rockets as a consequence.

It's not logical and they can't get away with it. Good luck

WHO EVER HOLDS THE BUILDINGS INSURANCE ON THE PROPERTY IS LIABLE FOR THE SUBSIDENCE. THERE IS USUALLY A 1000 EXCESS TO PAY BUT IS LITTLE TO THE AMOUNT OF YOUR HOUSE FALLING DOWN. IF YOU HOLD THE BUILDINGS INSURANCE THEN CONTACT YOU INSURANCE COMPANY ASAP. IT NEEDS TO BE UNDERPINNED BY A SPECIALIST YOU COMPANY WILL ADVISE YOU ON THAT OR GET IT FOR YOU. ALSO IF THE FREEHOLDERS HAVE THE BUILDING INSURED THEN IT IS UP TO THEM AND GET LEGAL ADVISE WHICH SHOULD COME WITH YOUR HOUSE OR CONTENTS INSURANCE.

TALK TO THE OTHER TENANTS FIRST,BUT PERSONALLY I WOULD,NT TOUCH IT.Certainly get a surveyers report after you,ve talked to the other tenants.Are you sure it did,nt used to be the top flat before the subsidence ?

Bureau Insurance Services is a specialist broker dealing in all kinds of non-standard policies, particularly for houses with a history of subsidence. They're FSA-regulated and have been in business 10 years now.
They were brilliant at finding a new insurance company for me to cover my old house which had a past history of subsidence (cured but none the less a blight as far as general companies were concerned.)

Not only did they find me new cover at a decent premium (with cover for future subsidence, although understandably there was quite a big excess on that), they were also a nice bunch of people to deal with (you'll know what I mean when I say I'd started to feel like some kind of freak after conversations with some of the high-street insurance companies!)

I believe underpinning is a term used best to describe a strengthened or replaced foundation of a sagging structure.
I live in the state of Florida & I know that Florida's high risk pool probably wouldn't even insure the house.
I would totally stay away from this property. It just wasn't meant to be & something better will come along.
FYI: Just because the property is currently insured doesn't mean the insurance company is willing to continue coverage on that risk. You can't just tranfer a policy from one customer to another. A new policy would have to be written & re-underwritten per that companies guidelines.
