Landlords Insurance Cover

Stella Said:

Help. Thiefs have just ruined christmas.Would i be covered by my landlords insurance if I have been robbed?

We Answered:

I see this type of thing far too many times. I take care of a few rental properties, and I ALWAYS advise tenants that they must get their own renters insurance. The Property owners insurance WILL not cover tenant possessions.

Sorry this happened, especially when renters insurance is fairly cheap and well worth the peace of mind!

Jeremy Said:

Will landlord insurance cover vacant property?

We Answered:

It's impossible to know, however, your personal homeowners policy - on a standard HO3 form - AUTOMATICALLY covers any vacant land you own, in the USA. It has to be REALLY vacant - no buildings, structures, fences, improvements of any kind. But that's on your homeowners policy, under personal liability.

TX, does NOT use the HO3 form, or any standard dwelling forms, either. If you live in a state that is NOT Texas, most likely, you do have an HO3 for the house you own, that you live in.

The landlord policy liability, written on non-standard Texas forms, you'd have to ask your agent.

Otherwise, stand alone liability for vacant land on a commercial policy should run you around $500 a year.

Does homeowners insurance cover broken windows?

We Answered:

If the landlord doesn't live there, he does NOT have homeowners insurance. Homeowners is for OWNER OCCUPIED dwellings. He has a DWELLING policy, which may or may not cover glass. He also likely has a $1,000 deductible, or higher. So even if there's glass coverage, it's most likely going to be under the deductible.

You need to check your lease. Typically, glass breakage is the responsibility of the tenantk, but it should be spelled out in the lease. If it's not spelled out in the lease, and the glass was broken from the INSIDE, legally, it's going to be your responsibility. If it was broken from the outside, his.

the house i rent recently burned to the ground it destroyed my 2 cars does my landlords insurance cover them?

We Answered:

No. Your auto insurance would cover it (not renter's insurance as other posters state). Your auto insurer may try to recover costs (subrogate) from the owner, but that's another story.

Kevin Said:

Does home insurance cover when you rent out the house and the tenant causes a house fire?

We Answered:

Homeowners policies vary; you'll want to read the fine print on yours to see if it does or doesn't cover such circumstances.

Emily Said:

i have a pitbull who is very loving and sweet, but my landlords insurance doesn't cover pitbulls...?

We Answered:

Yes, you can insure your dog, through a bond company.

Dangerous dogs cost 1k a year to insure.

Your dog invalidates the entire insurance policy, it is voided for anything (fire, break in, anything at all) with the violation of allowing a dangerous animal onto the property.
