Most states that have a shorter time also have a clause that the clock starts when you discover the problem (or should have discovered).

Bummer! Was he correct in that you only have 20 days to file the mechanics lien? I'd sure run this by someone who knows for a fact. (Twenty days seems to be an awfully short time to determine that you are not going to get paid for a job.)

How about contacting the insurance company? If they were the first to hire you, did you get paid for what you did for them? And did they think that the homeowner was going to pay you out of his settlement?

Can you take him to Small Claims Court? (Tho' 4k might be more than the limit on what Small Claims Court deals with.)

For that amount of money, I think I'd hire an attorney to pester him.

Or else I'd hire a hit man to rough him up!

It sounds like none of this occurred overnight, so you will have a hard time getting your insurance to pay. Most policies really only cover sudden loss (fire, lightning, vandalism, etc.) Contact the neighbor and let him know of the problems. If he is unwilling to help with the damages, then let him know of your intention to sue for the damages. If this is owned by a company, they should be quick to make a settlement.
