A home warranty PLAN isn't necessarily INSURANCE. That means, it may or may not be regulated by your state insurance commissioner.

Insurance isn't going to cover stuff already wrong with the house, period. And bad wiring, or badly installed wiring, isn't usually covered, ANYWAY.

What you need to do, is pull your copy of the home warranty, and read it. Do you agree with what they are telling you? If not, and if the warranty is backed by an insurance company, file the complaint with your state insurance commissioner.

if the inspector can't SEE any damage, then you don't have a claim! If paint fixed the cabinet, it's not worth filing a claim.

Why in the world do you think that "because FEMA is coming in Flood insurance won't reimburse you"? Whoever told you that, is wrong. Fema does NOT rebuild houses. If you are UNINSURED, FEMA would give you a low interest loan to rebuild, but they sure as heck don't rebuild for you.



Whoever is giving you that information, is dead wrong.

You file with the association, but they won't pick up any coverage for personal property (electronics) - only building damage. And they likely have a hefty deductible, so it's likely to be under their deductible anyway.

YOUR renters/homeowners/condo policy only pays your neighbor if you're negliglent - which you weren't. They will defend you in court if he sues you - and you'll win. So no worries there.

If he went cheap, and didn't insure himself . . .it's HIS problem. He'll try to make it yours, but it's NOT yours.

Are you sure they didn't say consequential loss ?

You cannot claim for this, or any other impact outside the direct damamge, unless you have specific consequential loss. We have this for our B&B for example, if we have a flood, we are covered for loss of earnings.

Consequential loss is excluded because it could be unlimited.

"I usually buy my lottery ticket but had to stay in because of the flood and thertefore didn't win the lottery" type of claims would appear.

Sorry, but its likely to be quite clear in the small print T&C's

You'll get more luck posting to the UK board than the USA board.

Although the landlord's policy will cover the repairs, their insurance company has the right to go after the at fault party - you - for reimbursement.

The coverage you're looking at, is for "legal liability". It's a liability coverage, not a property coverage. But yes, you can be held responsible.
