Home Insurance Covers

Nelson Said:

Will home insurance cover tree roots causing water to enter my basement?

We Answered:

No, for several reasons:

1. Tree roots are a maintenance issue.
2. Foundation damage is specifically excluded on the standard policy, except by fire
3. Water damage, from water seeping/leaking into the basement, is considered flood, and also excluded on the homeowners policy.

The city isn't liable. Any part of the tree on YOUR property, is YOUR responsibility - including the roots.

Sorry, you'll have to get this done on your own.

April Said:

Can you buy home insurance that covers the cost of replacing a heating/AC unit?

We Answered:

Insurance is not made for remodeling or maintenance. It's for a catastrophic event.

Unless the house exploded, or the basement got 10' of water in it, you need a second job or a home equity loan. Not new insurance.

Jonathan Said:

Is there any home insurance that covers a new home while knob and tube is being replaced?

We Answered:

All home owners insurance should cover knob and tube wiring if it was installed correctly. I've never heard of any that wouldn't. I've replaced lots of knob and tube with romex or conduit. I have heard of insurance companies having a problem with aluminum branch circuits.

Caroline Said:

does home owners insurance covers water leaking ac ?

We Answered:

The only way you are going to know for sure is to check your policy and with your insurance provider.

Amy Said:

Insurance on your house, what does home insurance cover?

We Answered:

It depends on your policy. You need to read the whole policy before you bind it. Yes, I understand that those policy sheets are perfect to put you to sleep, but too many people have gotten burned by not knowing what is and what is not covered on your policy.

You can ask your insurance agent, also, but unless he/she is willing to put in writing what's covered, you may as well read it yourself.

Best of luck!
