You're going to have to see if you can extend the one you got with the appliance.You could also look into what's called a "home warranty", but if you run the numbers, after your copayment, for the most part you'll find you'll be ahead of the game by just putting your $50 a month into a jar and labeling it "for the appliance that breaks down first".

I have had no personal experience, but my daughter purchased a home warranty policy and every time something went wrong, they tried to find a way not to pay for it. There were always some exceptions that caused the claim not to be payable. You need to be careful. Ask for names of clients you can contact to see how good they are.Marc Said:

Your condo association purchases insurance on the building and premises. Broadly speaking there are two approaches condo bylaws take to insure the property.One approach is the condo association agrees to cover only the exterior and common areas. You are responsible to insure the interior this can include walls, wall coverings, flooring, furnace, appliances, lighting, plumbing fixtures, kitchen and bath cabinets (basically everything inside your condo). In this scenario you are responsible not only for your personal property but also the entire interior of your condo. As an insurance agent I did not like this approach because it is very difficult to determine how much insurance you should have to be able to repair or replace everything in within the walls of your condo.
The other approach, which I always preferred, was more comprehensive where the association agrees to cover the entire unit as it was originally built. In this scenario you only insure your upgrades (i.e. bookcases, upgrades, finished basements. etc.) and your personal property.
You need to carefully review your condo bylaws or have a good insurance agent go over the bylaws with you. If you don't insure the property that you are responsible for you could find yourself woefully under insured and perhaps unable to rebuild your condo.
In addition to insuring the part of the building you are responsible for you need to determine the replacement cost of your personal property within the condo.
Sorry for the long answer but it is a surprisingly complex question.

If there was actual FIRE, then yes, the fire damage to your rug is included.BUT, it's subject to a DEDUCTIBLE. And, if you have two claims inside of three years, you will get cancelled for claims activity.
Bottom line: I would NOT recommend filing a small claim on your homeowners insurance - small meaning, where you get paid less than $1500 after the deductible. Homeowners is for large claims - not little maintenance or wear and tear stuff, like steam damaging your rug.

The Sheriff should give your a Sheriff's Deed when you paid him the money. You are in fact the current owner and the old owner while has the right of redemption, is no longer the owner of record.Many insurance companies do not require an inspection before they insure a property, but only maybe a drive-by with a picture of the front of the property.
Try an insurance company that specializes in insuring non-owner occupied properties. I would suggest Safeco Insurance, Allied, or First American Specialty. Also check with an independent business insurance broker, they all have companies that might meet your needs. They probably won't require an inspection and they will cover personal property in the amount you want to buy. Also if any appliance is attached to the structure it is not considered personal property but a part of the premises. A furnace or any built-in appliance is not personal property. Mercury Insurance is another possibility, but often they do require an inspection, but often it takes them several months to get out and do the inspection.
Since you are the new legal owner you have the right to evict the current tenant.....the old owner doesn't have any legal standing except for the right of redemption.
