I would be very very careful with this purchase. If a trailer burned to the extent of having 46,000 dollars worth of damage then I would think about two things. One, it takes only seven minutes to completly burn a trailer once its on fire, they burn extremely fast. So when putting this into perspective with the cost of payout, I would assume that the trailer was replaced, because I cant see how nearly 50,000 dollars worth of work would be done to rebuild when they could rebuy. Also why is ther a 23,000 dollar deduction from the last selling price. The land value alone will never decrease unless there is an underlying issue that you arent aware of, ex. future company moving close or industrial site, noone wants a factory in there back yard, this will decrease value. I would imagine that they are required to tell you if the trailer you are looking at has any prior history of fire flood or any other natural disaster damage. If you ask get a written agreement on the history of the house. Get in touch with the previous owners and see what they did. There are many things to think about, just go with your instincs, if you have a question ask it, ask it until you get the answer, research, the answers are out there but if they dont have to tell you they wont so ask.
