Oh, they should give depreciated value for that, along with the rest of your items. If you have replacement cost on your policy, AFTER you replace it, they'll give you the difference.

You'll have to negotiate with the adjuster, what the "replacement" cost will be.

Well, you don't HAVE that money - Countrywide is NOT going to give you that check, unless you get the repairs done. So, you'll have to sign it and give it to Countrywide, you can't deposit it in YOUR account without them signing off on it first.

IF you get the repairs done, then Countrywide will release the money to you, AFTER you show that the work is done.

**And NO, it's NOT insurance fraud - if your house was paid for, yes you could take the money and not repair it. But then, of course, your insurance company isn't going to pay for any more roof or fence damage that happens, and would likely cancel your policy for having unrepaired damage. If you do give this house up, and it goes to foreclosure, you'll get a LOT less for it, with existing damage - and they WILL come after you for the difference. So it's probably in your best interest to get the repairs done.**

We Answered:

Newsflash - insurance companies do NOT fix houses. You'll have to hire a contractor to do it.

If there's a mortgagee, the check will be made payable to you AND the mortgagee.

And if the building is more than 50% damaged, the insurance company will be required - by law - to do a demolition and debris removal holdback for your local municipality. That means, they hold enough back from what they pay you, to pay for demolition and debris removal of your building, if you should decide to take the money and abandon the property.

Not having any idea what "ex grow op" is supposed to mean, you're going to have to call some insurance agents and ask.

If the home is not owner occupied, you cannot put a homeowners insurance on it. Whatever the risk issue is, now that it's certified occupiable, it now becomes a matter of unrepaired damage, or other built in hazard.

Foremost Insurance is my "go to" carrier for substandard properties. They write rentals, they write old houses, they write houses with claims issues, and credit issues. They write insurance through local, independent agents - so you'll have to find an independent agent near you.
