In Ohio, 300K in coverage for "supreme" (all the bells a whistles) $800 year billed via escrow billing $1000 deductible, 2400SF full basement 2 story with outbuildings + pool in PC9 . My replacement cost is very close to property value. No flood insurance.

We Answered:

Citizens is the STATE FUNDED insurance program.

Last major hurricane that came through Florida, they took on average, 9 months to pay out claims . . . because they ARE seriously underfunded.

Now, the big question is . . . is there something BETTER writing new homeowners insurance in Florida. And the answer is, if there is, I haven't found it. There are a bunch of new startup insurance companies, but I haven't seen any that are AM Best Rated, and when I looked at their financials, they're not any better funded than Citizens. And the advantage of Citizens, is that since it's GOVERNMENT run, they can GET the money from taxes - eventually.

I assume the land lords property was substandard and this led to you being hurt. Its easy really all you have to do is report you land lord and the property manager to the real estate division as they have violated your rights to a certain standard of property, other thing you could do is demand the property manager provide you with this information or you will vacate said property with continuing your lease, no you will not be held liable for unpaid rent as its called contructive eviction. Means that both the landlord and property manager are at fault, most property managers do not like this so he might work with you if you threaten him w ith this.

No.

The contents coverage of your homeowners policy specifically excludes motor vehicles.

In order to have coverage for your motorcycle you have to have purchased comprehensive coverage prior to the theft.

Well, depending on the breed of dog you're talking about, it could be impossible.

If you didn't have dogs, well, switching homeowners is really easy - you let the new agent handle the transition.

See, every insurance company I've ever known, has had a few breeds as "prohibited" - those would be pit bulls, rotties, chows, akitas, and wolf/wolf hybrids up to 1/8 wolf. Then there are some breeds that some companies will write, and others won't - like dobermans, german shepherds, etc.

So the DIFFICULT part will be finding a company willing to insure your dogs.

The standard home owners policy policy specifically excludes automobile liability.

There is no way around this.

Unless he plans on filing committing insurance fraud and filing a false claim against his homeowners (like a staged theft) and collecting that money to pay you - there is no other way. Given that this is insurance fraud and a crime - you would want no part of that.

His homeowners insurance company will not cover a auto accident.
