The website will pull up all the agents that are local to you and you can then visit their websites, review their credentials, see what companies they represent, etc. You can then choose the agent that you feel will represent your interests. It depends on what state you are in. Some states won't allow a homeowners policy to be cancelled for claims, some will. ALL states will allow you to be cancelled, if you have a hazardous condition, and won't fix it.

Examples of hazardous conditions would be, owning a dog that's bitten someone, owning a trampoline, having an unfenced pool, having junk laying around your yard, not replacing your roof when it gets too old, not removing dangerous trees, not putting a railing on your porch, etc.

Some states will allow cancellation if you file more than one claim in three years. You'll have to discuss it with your agent.

We Answered:

How old is the roof? Most roofing materials have a life span of 15-20 years. At the very least, you can have a licensed roofer take a look at the roof and have them write a letter to the insurance company stating the condition of the roof.

The inspector who did your inspection a year ago may very well have told you the roof has 3 to 5 more years left, and that's usually fine for the mortgage company. That's a very short life span as far as the insurance company is concerned. To them, that means you'll be having a claim soon if there's a large wind storm or heavy rains.

Sounds like you need a new roof. Do something now, because if you're cancelled, you're going to find it very hard to get another reputable company to take your policy. Travelers is a very good company with very good rates. Don't wait.

I guess you shouldnt have used the bath if it was cracked - as the water has obviously leaked out everywhere making the damp worse.

So - you knowingly used a faulty bath and have contributed to the damage...

They would argue you shouldnt have used it!

Fire is covered by all Homeowners policy but unfortunately, fire is not statistically the most common type of loss. Many homeowners Insurance Companies will do a good job for you. I generally would recommend the larger companies for financial stability (Hartford, SAFECO). Most independent agents can give you a quote from wither of these markets or find a good one for you that writes in your area.

It is very hard for insurance companies to cover "Everything" for anyone unless you were to have a list of every little thing you own receipts at the time you purchased the policy so they could make sure everything is covered. Even then, there are certain things that are not made to be covered under your Homeowners policy (i.e. your vehicle that was parked in the garage and uncovered under an Auto policy, your pets and a number of other things).
