but my main reason for wanting to buy is my mortgage with insurance and taxes will be less the the rental cost for similar homes. plus the property management that runs my rental is a group of slum lords and left me without water for 5days for a 500$ fix. if it was my house i could have swiped a credit card and had it done day one or two not on the 5th day

It is important to compare rates, but don't make a decision based on rates alone. Also look at what you get, both short term and long term.

For slightly higher premium, you may get the world at the end of the policy or a set amount of time. For less, you may get screwed when you need it the most.

It is important to weight all options. As far as why they don't teach it in school, how do you think the insurance, credit card, and banks make all their money? They bank (excuse the pun) on consumers being ignorant of how money works.
