Well, the flood maps should be on file in the local municipality, but THEY won't do the determination for you.

YOUR AGENT should be answering your questions - big red flag that they can't - or won't - track down your answers. The actual zone determination is done by FEMA, or the insurance company who's writing the coverage on their behalf. It's an easy, easy process, and your agent should be talking to NFIP to get your zone determination. Your mortgage company, assuming you're buying a house, will ALSO do a zone determination.

Flood insurance costs vary, depending on how much coverage you want, and what zone you are in. But the actual RATES are set by FEMA, so there is no competition.
