The offer seems reasonable, but your logic is flawed. The fact that the sellers do not need to sell means they can wait which means that lowball offers are more likely to be rejected. With the market bad, however, you come in right at a 10% discount between the closing help and price offer, which is not bad and certainly not lowball. The problem with lowballing is that many owners may get insulted and not even counter.

First, yes, if you paid off a car in 3 years instead of 6 of the note, it helped you. It went on your credit and your mother's both since you were both on the note.

However, unless your husband/boyfriend also has credit, one paid off loan will probably not be enough to get a mortgage.

Now, if you find a house you like that you can afford the mtge payments (and in many cases, a mortgage on a small house is cheaper than apartment rent), it would be in your best interest to have the property inspected by a professional. That'd be a few hundred dollars (I paid about $300 in 2004 in East Tennessee). That inspection would tell you if the roof is bad, if the wiring is bad, etc.

Painting and minor stuff you can probably afford to do, but if you fall in love with a house that has a lot of structural stuff wrong, run. Trying to finish your education and fix the house might get you into financial trouble early into your marriage.

Upkeep on a home is expensive. You will be required to have homeowners insurance. You can get different levels, but I'd recommend that you get a GOOD policy and pray you never need it, but you never know. Voice of experience here.

Then, there's the yard work. People want big lawns, but trust me, little ones appeal to me more. I pay someone to take care of my lawn.

I get a great deal, but if you have to purchase the equipment -- mowers, trimmers, etc. to do it yourself that's a fairly good chunk of money to lay out at one time.

Taxes are expensive. Since you're in Missouri, aren't you?, they're likely much less than the major metropolitan areas. Plus, if you get out in the county a little ways, taxes are less. You'd want to be close enough to commute easily to school and work, but out of the city limits so that you're paying only county taxes, not city and county.
