Why are you only trying to insure your house for $50,000?

Let me tell you a few random facts:

1. Most losses are under $50,000. Because of that, the lower the coverage amount, the higher the rates.

2. Coinsurance penalties apply. If you lowball the insurance, hoping to get "cheap" coverage, you're going to be screaming blue murder when you find out they're only going to pay for 25% of the repairs on your kitchen fire.

3. Most standard insurance companies won't even write a standard HO3 on a house with less than $50,000 of coverage. Or even $75,000 of coverage. They're just so much more LIKELY to have a claim.

4. I think you're confusing "market value" - what you can buy the house for - with "replacement value" - what you want the insurance company to pay, when your house needs to be fixed.

Replacement cost on a 1000 square foot house, in most parts of the country, is going to be around $150,000, to rebuild. If it burns to the ground.

I think if you call around, and ask for quotes for $125,000 coverage for your house, you'll see that it will run you around $300 to $400 a year.

So yes, it CAN be right. People who deliberately underinsure their houses, have a disproportionate number of claims. The rates you're being quoted, reflect that.

Yes you can switch. Your current company is still liable for the claim that is pending since it happened while you were insured with them regardless if you switch in the mean time.
