You have a right to get your own quotes & go with whoever you want. The mortgage company does not care who you go with as long as you have enough coverage to cover your loan balance if home burnt down. Most mortgage companies have a few agents that they call for quotes just because most buyers do not want to take the time to do this. If you are willing to do your own shopping go for it! There is a wide variance of prices out there.

You could do this but take into consideration the fact that you've already been told that the damage to the TV is not covered by the warranty. When you make a claim on your insurance the insurers may contact the company you bought the TV from to confirm the date you bought it etc. and they may tell them that you already tried to claim on the warranty. I could be wrong about this but to be honest would you be prepared to take the risk?

Having worked in Insurance for many years I think that when people don't have home insurance it is a money issue - they take the chance that they won't have a big loss and that saves them x number of pounds a year.
I was insured through a major insurer for about 15 years - reasonable rates, so we renewed with them each year. Then we had a claim and the service was terrible. I have now changed to another insurer but won't know what their service is like unless we have another claim. I am in the lucky position of not having to watch every penny that I spend, so for me the service is more important than the cost (within reason).

Until you take title, you are renting/leasing. Property owner needs to carry the homeowners insurance untill you take actual title in most states. MI, I believe, occasionally puts a LC buyer in title; in the end, check with your state insurance people to be certain.

Who pays what should be spelled out in the land contract. each is different. usually you pay the renter and they pay the owner; but I've seen it done where the buyer (you) pays both as terms of the agreement. A land contract is not a standard real estate purchase agreeement. EVERYTHING has to be spelled out up front and written in.
