A land contract gives beneficial ownership to the buyer. Seller financing does complicate a 1031 tax deferred exchange but does not make it impossible. The seller needs to come up with cash equal to the value of the note and buy the note from the exchange. At that point the Qualified Intermediary has cash to buy the replacement property.

If you buy on contract for deed, you can sell the property prior to fulfilling the contract.

You have the same liability on CL as you would if you owned a store and sold your items. The buyer gets any warranty that they are able to negotiate at the time of the purchase. The item is expected to perform as advertised. You owe that much to the buyer.

You do need the disclaimer to be on the receipt for the money. Also smart to have the buyer initial or sign a paper agreeing to hold you harmless. This won't "shield" you but it helps.

Items on Cl are sold as is. Caveat Emptor (buyer beware). There is an exclusion for fraud or misrepresentation.

CL listings are deleted and can be edited. Putting a disclaimer in the ad is not as good as having the buyer sign something. It also scares off honest buyers. But you could write out a heartfelt plea in the ad saying that you want honest buyers who won't misuse the skid steers.

Personally, I don't think you need to. Your resume already has enough job history info and describes your skills. You don't want your resume to become too long.
