Homeowner's Insurance question?

We Answered:

Underwriting for homeowners insurance normally does not include the type of flooring. Normally underwriting requirements look at meeting minimum electric standards, i.e. 100 amp service & circuit breakers, roof less than 20 years old, central heating system less than 20 years old, plumbing system that is well maintained and less than 20 years old, etc. Building materials and styles of construction evolve so quickly that it would be impossible for a company to have underwriting requirements that foresee problems with cutting edge construction. That said there are some specific ones that stand out, i.e. many companies will not insure the newer type of stucco systems Dryvit or EIFS (exterior insulation finishing systems) or you might have a problem finding a company willing to insure your home with one of the newer type of roofs that are referred as a "green" roof and incorporate a rooftop garden system as part of the roof itself.

In any case (unless it would be a particular underwriting criteria for California) I would not foresee that a stained concrete floor would be a problem. Also FYI staining concrete floors is a very common residential practice for homes in Latin America and the Caribbean.

Hope this helps. Good Luck on your home project!

Southern California Realtor question?

We Answered:

I do not live in So Cal, but I have a difficult time believing that such a floor finish would preclude your ability to obtain homeowner insurance.

Generally, insurance might be denied if you did something to the property which increased the chances of the insurer having to pay out some sort of claim. I see no additional risk to the insurer from your installation of such a floor treatment.

Nonetheless, out of precaution, you might want to contact your insurer to be certain of that.
