LIke the gal says above, a lot of variables, and I'd like to throw in the economic area location of the apartment. If you cater to mostly blue-collar working class, you'll have security issues of vandalism, burglary, etc.., where your overhead may increase because you need to hire a security guard to patrol the area. I use to be a security guard, and some of my post assignments were apartment complex. They called for security guard service because the crime and vandalism was compelling some of the reliable (good $$ earning) tenants to move out. When you have good reliable tenants move out, they're not easy to replace. Most people looking for an apartment (in city areas) often have bad credit, past history of eviction, and drug possession or drug sale arrest convictions. You let a tenant with drug history into your complex, the place slowly gets taken over by drug dealers and drug users, coming over to visit and loiter on the property.

We Answered:

It's definitely worth it as long as you have a good tenant paying the rent on time. You are yielding about a 17.6% profit on investment (10,800 gross rent per year - taxes+insurance 2000= 8,800/50,000=17.6%). As time goes on your profit will be higher due to rent increases. You should set aside a set amount of money per month for repairs and place it in a interest bearing account. Good Luck.

Sounds like the facility is reasonably secure, many are not. This should make the premium fairly cheap. See your insurance agent for coverage.

Many things can happen in these facilities. I rented a 20'x20' space for many years for construction equipment storage. One weekend someone moved stuff into a unit next to me. After a few days, I noticed an odd smell. Over a period of time, it just got worse. It smelled like rotten meat and I began to suspect the worst. The rental office eventually said that a long distance trucker had put his household possessions in storage. Apparantly, he had forgotten to empty to contents of a freezer. The smell of rotten meat permeated everything. I suffered no damage, but imagine the damage if you had upholstered furniture, matresses, and clothing in the unit. It might have been impossible to get the odor out. Remember the "funky mattress" episode of "Seinfeld"?

Talk to your agent, I'm sure coverage can be provided for a nominal amount of money.
